Best virtual staging services: seven checks before you buy

Almost every virtual staging offer looks good in a thumbnail. The differences show up later: a window that moved, a missing disclosure, a rejected listing. Run any provider through these seven checks, including us. We are a provider, so we show our own result for each one.

1. Is the room structure checked against your original?

AI models redraw rooms. A staged image can come back with a shifted window, a changed ceiling or a wall that moved a few pixels, and it still looks fine until someone compares it with the original or visits the property. Ask: do you measure every image against the original, and what happens if it fails? Our answer: a difference map per image with percentages for ceiling, walls and window zone; above 20 % in a zone the image is restaged instead of shipped. See the maps.

2. Is the disclosure on the image and in the metadata?

MLS rules and California AB 723 (in force since 1 January 2026) expect AI-altered listing images to be disclosed, and the EU AI Act, Article 50, applies a labelling duty to AI-generated images from 2 August 2026. Ask: is the text burned into the image and written into the file? Our answer: "Virtually Staged. Some elements have been digitally added." on the image and in the EXIF description. Check your own MLS for its exact wording.

3. Do you get the unaltered original?

Many markets ask you to publish the original next to the staged image. A service that delivers only the staged file leaves that job to you. Ours: the original is part of every delivery.

4. What resolution comes back?

Chat tools often export around 2,000 pixels wide. That is fine for a portal thumbnail and weak for a brochure or a window card. Ours: at least the original size, up to 4k.

5. What happens when a portal rejects an image?

Satisfaction promises cover your taste, not a rejection by a portal. Ask: do you fix or refund when a portal, MLS, Airbnb or Booking.com rejects the image because of the AI edit? Ours: a free fix or a refund of the image price, capped at the order value. Not covered: images where the disclosure or the original was removed from the listing.

6. Is the style consistent across the rooms?

A different preset for every photo gives a listing that looks like three different homes. Ask: will all rooms share one style that suits my market? Ours: one style across all rooms, chosen with you from five presets (Scandinavian, modern contemporary, warm minimal, transitional, Japandi); a second style costs 50 % of the pack.

7. Is the price complete and honest about defects?

Look for per-image and per-pack prices that you can add up, and for a clear rule on defects. We never remove cracks, stains, mould or damage, with or without a label; misleading buyers or guests is illegal in every market we serve. Our price list is on the cost page.

Where this checklist is not a sales pitch

Software tools that you run yourself are cheaper per image and fine if you have the time to check geometry, add disclosures and keep one style. A studio is worth it when you would rather upload photos in the evening and publish in the morning. If you try us, the first photo is free, so you can run these seven checks on your own room.

Questions

How do I compare virtual staging services?

Send the same empty room to each and check the result against the original: did windows, walls and ceiling stay where they were, is the disclosure on the image, did you get the original and a usable resolution, and what do they promise if a portal rejects it.

Is AI staging legal for listings?

In many markets yes, with disclosure. California AB 723 and MLS rules require that AI-altered images are labelled and the original is available, and the EU AI Act adds a labelling duty from 2 August 2026. Rules differ by MLS, so check yours.

Can I just use ChatGPT or another chat tool myself?

You can get a pretty picture. In our test of one-line prompts the window zone changed in about a quarter of its pixels, the style differed on every run, the file was around 2,048 px wide, and there was no disclosure, original or delivery note.

Send one empty room. Get it back staged, labelled, with the original, within 24 hours. If you like it, order a pack. If not, you lost nothing.
