What virtual staging costs, and what you should get for it

Virtual staging at panoart360 costs $32 per staged room, $169 for a full listing and from $219 a month for agents. Below is the complete price list, what moves the price, and how to compare offers without comparing apples to oranges.

Price list per image

All prices are net, in USD. You pay by card or invoice before delivery. Every package that includes staging also includes the structural proof per image, the proof page, the disclosure, the original, the portal guarantee and one round of corrections.

Standard delivery is 24 hours. Staged images are delivered at the original size or larger, up to 4k.

Packs: cheaper than adding it up

The Listing Pack at $169 covers 10 enhanced photos and 4 virtually staged rooms. Bought per image that is 4 × $32 plus 10 × $4.50, which comes to $173, so the pack is slightly cheaper and you do not have to count.

The Airbnb & Booking Pack at $109 covers up to 25 enhanced photos and 2 dusk conversions, with photo order and cover photo advice. Bought per image the same work is $132.50. There is no staging in it on purpose: Airbnb and Booking.com want photos that show the unit as guests will find it.

The Furnishing Pack at $389 furnishes up to 6 rooms with real products from a style library and adds a shopping list per room with prices, item numbers and retailer links. It is on request for the US market while we build a US library; see the examples for what it looks like.

Plans for agents, teams and operators

If you list fewer than about two properties a month, single packs are the better deal; no subscription is needed for any of them.

What moves the price

• Rooms and styles. One style across all rooms is the default. A second style for the same rooms costs 50 % of the pack.
• Resolution. Chat exports from AI tools are often around 2,000 pixels wide. We deliver at least the original size, up to 4k.
• Corrections. One round is included. A reworked room after that is quoted.
• Speed. 24 hours is standard, 6 hours costs 50 % more.
• Complexity. Renovation previews cost more than furniture because kitchens and bathrooms have to be rebuilt in several masked passes.

What a very low price often leaves out

A $10 offer and a $32 offer can look the same in a thumbnail. Ask these before you compare:

• Is the room structure checked against your original? AI models quietly move windows, redraw ceilings and change walls. We measure every image and do not ship it if a zone exceeds the threshold. More on that in the checklist.
• Is the disclosure on the image and in the metadata? MLS rules and California AB 723 expect it.
• Do you receive the unaltered original? You are asked to publish it next to the staged image in many markets.
• What happens if a portal rejects the image? Ours is a free fix or a refund of the image price, capped at the order value.

Virtual versus physical staging

Physical staging means renting furniture, a crew to place it and a photo shoot after the install, usually billed per month while the property is listed. Virtual staging is billed once per image and can be ready the next morning. It does not replace a viewing: the furniture is not there, which is why every staged image says so. What it does is let a buyer or guest see the potential of an empty room in the listing, where most of them decide whether to visit.
